What is Included in Our Packages?

Standard Property Search and Viewing Package:

(Offering search and viewing assistance.) If the properties you wish to view are in more than a 15km radius of one another we charge a nominal sum of €30.00 towards costs of driving you from one property to another (unfortunately travel costs for Estate Agents are not tax deductable in Italy), or if the itinerary you choose covers more than 150 kms in travel in one day we charge €50.00. If you are happy to drive the consultant in your car from and to our office there is no charge.

  1. Analysis of requirements, preferences and budget.
  2. Extensive portfolio of properties to browse for free.
  3. Personalised search of suitable properties with agents currently associated.
  4. Personalised viewing itinerary.
  5. Accompanied viewing with bi-lingual staff member of up to 12 properties (depending on type of package chosen).
  6. Assistance in arranging accommodation.
  7. Advice on all aspects of the purchase process.
  8. Negotiation and submission of offer on client’s behalf.

Optional Pre-Purchase Consultancy Package:*

(For those who have found a property and require assistance through the purchase process.) €1,500.00. NB. For those who do not require all the services of the package we will be happy to quote for individual services.

  1. Liaising with agents and notary on client’s behalf.
  2. Accompanying client to the signing of the contractual documents, ‘compromesso’ and ‘rogito’, when we verbally translate and generally provide advice.
  3. Accompanying client to obtain fiscal codes.
  4. Accompanying client to open a bank account.
  5. Arranging for a Geometra to do an initial structural survey on proposed property (we recommend the client does this, the additional cost is normally around €350), however this will not include a report on wiring and plumbing for which you will need an autorised electrician and plumber. A full English translation of these documents averages €100 per report.
  6. Regular progress reports on the purchase.
  7. Advice on all aspects of the Italian system: residency, health, schools, taxes, insurance etc

Bespoke Search & Consultancy Package

(A very personal service – we do all the hard work for you.)
€1,500.00* registration fee + 3% of purchase price

  1. Detailed discussion of search criteria and budget.
  2. Extensive property search within any region of central Italy (Tuscany, Umbria, Lazio, Marche, Abruzzo).
  3. Initial report on findings with list of possible properties (approx. 20 if available), including analysis of local area (infrastructure, transport, schools etc.)
  4. Personal inspection of short-list of properties (maximum 5).
  5. Detailed report on short-listed properties, including digital images.
  6. Accompanied viewing trip.
  7. All services of the Consultancy Package.
  8. In the case of a purchase through a private vendor, arranging for an independent check of deeds and searches by a geometra.

If a suitable property is not found from the initial short-list and viewing trip, a further €1,000.00 sign-up fee will be required to continue the search.

* If the property is in an area more than 50km from our agency base in Tuscania, Lazio, or more than 5 viewing trips to the property are required, there will be a charge of € 0.50 per additional kilometre for travel costs to attend the contract signings and trip required for legal searches to planning offices and building registers.
